I am considering house purchase:
* 1.3 Million
* After financing, HOA, etc. about $7000 per month.
Gross Income $350000
Emergency Fund: Yes
State of Residence: VHCOL
Tax Filing Status: Single
Age: 20's
Debt: $0
Effective Tax Rate: 45%
Portfolio: 1.5 Million Total
* Cash: 10%
* Taxable Non-Retirement Stocks (VTI/VXUS): 55%
* Retirement 401K: 35%
I am planning on liquidating the taxable non-retirement stock for this. After closing and all fees etc I will have something like:
Portfolio: $800000 Total
* Cash: 2%
* Taxable Non-Retirement Stocks (VTI/VXUS): 35%
* Retirement 401K: 63%
Questions:
* Is this wise? How do you all think about it? My DTI would be 24%. Shifting a lot of assets to be equity in my place instead of liquid stock market. Will this be a drag on my net worth? Thanks!
* Seems like my heavy weight in equity used to make sense before, but not sure now considering the equity in house. Is there a better way to structure my portfolio if I were to do this deal?
