Personal Investments • Vetting alternative investment fund - advice?

I'm looking for advice on how to evaluate a private non-traded fund that is relatively new and doesn't have too much written about it online.

The fund deals with non-performing mortgages and is a couple years old but the company has been operating other (commercial) real estate investments for about 10 years. They use a seemingly reputable third part fund administrator (Formidium) and if you take things at face value, they have good experience in their niche and a non-trivial amount of money under management in the fund.

What steps would you take in researching an alternative investment where to me the risk associated with owning mortgages is insignificant in relation to the risk of investing with a new-ish company?
