We have bought and sold many homes over the years. We have been fortunate to have some very forthright realtors, both as buyers and sellers, who did not sugar coat their words much. They would tell it to us like it was and we would proceed accordingly.
On the other hand we have encountered agents who seem to succeed partly by telling clients what they think clients want to hear. There doesn't seem to be much limit to what they will say or do. It brings to mind the old Simpson's episode where a home for sale was in flames and the agent quipped "motivated seller" - they will shamelessly put a positive twist on anything.
Our current selling agent seems to go out of her way to provide information about the selling process which does not always line up with facts. She claims to be hosting showings at which another clueless person is seen flailing about on camera trying to get lights or doors to operate. She also seems to pass along ghost requests for detailed information from clients who viewed the house days or weeks ago and need more information. I've never heard such detailed questions from someone not actually in escrow. Happy to answer but wonder if the questions actually exist or are just an attempt to "look busy".
My spouse sales agents are sales people and white lies are their bread and butter; leave it alone. I prefer 100% honesty without any nonsense. How have you all handled these sometimes slippery characters?
