Personal Consumer Issues • Texas - How can I negotiate my rent increase?

Another rent increase starting on 8/1:

I have been here since 2016 and we absolutely love living here. It is very safe, quiet, clean and maintenance is very fast and efficient, It is my mother and I in a 2 bed/2 bath, 1,054 Sq Feet,

We have a more unique situation as far as financials go. My mother is 82 and I take care of her. I also work from home 100%.

We always got a little below market rate and still are. Started with $1,310 in 2016 and had the same rent until 2022.

$1,410 starting in mid 2022 to mid 2023,

$1,535 starting in mid 2023 to mid 2024.

Starting on 8/1 it will be $1,620 (new renters have to pay $1,660) for another 12 month contract lease which my out of pocket will be exactly $698. I know I am very blessed to pay just this amount because we get $500 from Brother A, Brother B sends $300 and Mother puts in $120.

Looking at different apartment units around us, I see that the rent for similar style unit is $1,295 and lesser sq feet and not as modern as our building. One other unit is offering $1,453 with slightly higher sq feet so I am not sure if it is worth moving considering the moving costs. I am leaning towards staying here most likely but how can I get power to even offer a rent proposal when Texas requires a 60 day notice to vacate? I would have to go month to month and the rent is much higher for that.
The reason we live here is because Brother A wants us to be closer to him.

Any suggestions?
