Personal Investments • Real estate vs stock market prices and valuations

Hello - I have a general question: do real estate prices consider future confirmed developments in the area?

For example, stock prices “price in” what expectation is for the next 3-5 years at the least because it is all a DCF calculation for future/expectation to NPV. I am unclear about house prices, i.e., I have a rental property in north Dallas. There will be Universal Studios Kids built in 2026, 15 minutes away from the rental property (very family-oriented area). It is a big deal I may assume. So does that house price already reflect this future event, or will the house price adjust, i.e., go up when Universal Studies Kids becomes operational in 2026?

Main takeaway is if it is worth for me to keep this property longer for hopeful appreciatio or sell.
